The 2026 Australian real estate tech stack: VaultRE, Agentbox, Rex and the marketing layer
What NSW, VIC and QLD agencies actually run — CRMs, portals, Xero, Canva — and where Tech Aid specialists plug in without ripping anything out.
The CRM is not the website
Australian agencies almost never start from a blank CRM. Independents lean VaultRE, many franchises sit on Agentbox, and larger groups often pay for Rex. Those systems already hold listings, vendor records and appraisal pipelines.
The failure is usually the layer around them: a brochure site that does not match the feed, Canva files living on one laptop, and enquiry forms that email a principal who is on the road.
Portals still win vendor conversations
realestate.com.au remains the default. Domain is the second screen. Your public website will not replace either, and it should not try. It should collect appraisals, explain the office, and keep buyer enquiries from dying in a generic inbox.
What to hire (and what not to rebuild)
Do not migrate CRM because a freelancer likes HubSpot. Hire copy, photography, web and ads people who can work with the feed you already pay for. Keep trust accounting and commissions in Xero with your bookkeeper.
A monthly digital-support retainer is usually worth more than a one-off “rebrand” that nobody maintains after the launch week.
